Self-employed | 60%-90% commission | London | Flexible working

TRC London has been exclusively appointed to headhunt an experienced Senior Office Broker for a confidential brokerage opportunity.

This position is for an established, entrepreneurial broker who wants the autonomy and earning potential of building their own desk, without the cost, administration and isolation involved in launching an independent brokerage alone.

The opportunity

You will have the freedom to develop your own client base, generate opportunities and manage transactions from introduction through to completion.

The business will provide the brand, systems, data, marketing and infrastructure behind you, allowing you to focus on building relationships and closing deals.

This is a self-employed, commission-only opportunity operating through a US-style brokerage model. The structure has been designed to reward long-term performance, with commission increasing permanently from 60% to as much as 90%.

Commission structure

For self-generated business, brokers initially receive 60% commission, which then increases according to your cumulative client billings:

60% on billings up to £1 million

70% after reaching £1 million

80% after reaching £2 million

90% after reaching £3 million

These are cumulative career milestones, rather than monthly or annual targets. Once you reach a higher commission tier, you retain it - it does not reset.

During the initial ramp-up period, commission will be paid when the client invoice is raised, subject to the agreed terms. Once a consistent income stream has been established, payments will move to the standard arrangement.

Inbound opportunities

Alongside developing your own desk, you will also receive a number of qualified inbound opportunities each week. Inbound opportunities will include the available qualification information and call recording, enabling you to take over the relationship and progress the deal.

You will receive 30% commission for closing an inbound opportunity.

Support provided

You will have access to the infrastructure needed to operate and grow a successful brokerage desk, including:

An established business brand and website

CRM, technology and IT infrastructure

Office space

Marketing support

Data and industry subscriptions

An extensive database of approximately 300,000 contacts

Qualified inbound opportunities

Scope for additional business development support as the brokerage grows

Your role

You will be responsible for:

Building and managing your own pipeline

Developing relationships with occupiers, operators and property partners

Generating and qualifying new opportunities

Advising clients throughout their office search

Managing negotiations and transactions through to completion

Maintaining accurate CRM records

Contributing to the development and market presence of the brokerage

Delivering a highly responsive and consultative client experience

About you

We are looking for someone who:

Has experience within office brokerage, flexible workspace or a closely related commercial property market

Can demonstrate a strong record of originating and closing business

Has an established network or the confidence to build one

Is commercially ambitious, proactive and self-directed

Wants greater autonomy and a direct financial return from the value they create

Is comfortable working within a self-employed, performance-led model

Values having the infrastructure and support of a wider business behind them

This will particularly suit an experienced broker who has considered working independently but does not want to personally fund and establish the technology, marketing, data, office space and operational infrastructure required to do so successfully.

Apply confidentially

TRC London is managing this search exclusively, and the identity of the brokerage will be shared with suitable candidates as part of a confidential initial conversation.

To explore the opportunity, apply through TRC London or contact our team directly for a discreet discussion about the model, commission structure and long-term potential.

Full-time

TRC London is recruiting a General Manager for an established and profitable flexible workspace operator with a growing regional portfolio.

This newly created role will take responsibility for the day-to-day leadership of the business, allowing the company’s Directors to step back from operational management. It is a significant opportunity for an experienced flexible workspace professional to lead an established team, influence business performance and help shape the company’s next chapter.

The business has achieved consistent year-on-year growth and operates a portfolio of serviced offices and coworking space. Its close-knit team is engaged, knowledgeable and passionate about the company, so the successful person will build on strong foundations rather than arrive with a mandate for wholesale change.

You will have genuine autonomy, supported by an experienced Managing Director who will remain available for guidance, coaching and strategic input.

The role

You will:

Lead the day-to-day operation and commercial performance of the business

Manage P&L performance across individual sites and the portfolio

Set and manage budgets, scorecards and key performance measures

Produce monthly performance reporting for the Directors

Lead, develop and support the existing management and operational team

Establish effective team meetings, development plans and ways of working

Maintain consistent processes and service standards across all locations

Oversee client satisfaction, invoicing, payment tracking and debtor management

Provide leadership across operations, facilities, sales and marketing priorities

Review business rates, utilities, supplier arrangements and operating costs

Ensure appropriate legal, regulatory and operational compliance

Evaluate pricing, service lines and opportunities to improve commercial performance

Assess new projects and develop business cases alongside the Directors

Monitor competitors and wider best practice across the flexible workspace market

Lead continuous improvement across systems, processes and technology

Help shape the company’s approach to AI, sustainability and future service delivery

Provide occasional site or front-desk cover when operationally necessary

Alongside the core role, you will lead projects covering utility optimisation, IT provision, pricing, workspace technology, supplier performance and opportunities to develop new revenue streams.

About you

This position requires previous leadership experience within flexible workspace, serviced offices, coworking or a business-centre environment.

You will ideally have:

Experience managing a customer-facing workspace team

Responsibility for the operational and commercial performance of a site, cluster or portfolio

A sound understanding of budgets, P&L performance and business reporting

Knowledge of workspace systems such as Nexudus or OfficeRnD

Experience managing operational processes, compliance and customer service standards

A track record of developing individuals and building effective teams

Strong commercial judgement and the ability to identify opportunities to improve performance

The confidence to lead projects and make decisions autonomously

Excellent interpersonal skills and the ability to build trust with an established team

A structured, process-led and detail-focused approach

The curiosity to investigate issues fully and continually look for improvements

A full UK driving licence and the ability to travel between regional sites

This role would suit an experienced Business Centre Manager, General Manager, Regional Manager or senior workspace operator ready to take wider responsibility for an established business.

Long-term opportunity

The Directors intend to reduce their operational involvement and, over the longer term, explore potential succession routes for the company. These could include employee ownership or a management buyout.

For the right person, this creates the potential to do more than manage the business: it offers the opportunity to help build, lead and potentially take a future stake in it. Any future ownership arrangement would be subject to the company’s long-term plans and separate agreement.

What’s on offer

Salary of £40,000-£50,000, depending on experience

Significant autonomy and direct influence over business performance

Support and coaching from the Managing Director

25 days’ annual leave plus bank holidays

Company pension

Optional company healthcare

Working hours of 8am-4pm, Monday to Friday, with flexibility

A genuine opportunity to shape the future of an established workspace business
